Works needed

PHOTO SUMMARY Kitchen is in tired condition with widespread marking and black spotting to wall surfaces above the tiled splashback and at high-level corners/ceiling junctions, local staining around the sink run, and generally poor decorative finish. Several base unit fronts are visibly worn, with swelling/delamination beneath the sink consistent with moisture exposure. The tiled splashback grout and sealant appear stained/tired, and the worktop has visible chips/wear to edges. Appliances are present, but working condition cannot be confirmed from the photos. WORKS NEEDED 1. Investigate visible staining and mould-like black spotting to wall and high-level corner areas, then prepare and redecorate affected surfaces. 2. Make good holes, scuffs and uneven wall finishes above the worktop and around previous fixings. 3. Replace damaged/swollen sink base fronts and any other visibly worn or delaminated cabinet doors/drawer fronts. 4. Repair or replace chipped/worn worktop edges where damaged. 5. Renew stained/failed sealant and make good discoloured or defective grout to the tiled splashback/worktop junctions. 6. Inspect sink plumbing for any current or historic leakage before joinery repairs are completed. 7. Deep clean retained appliances and confirm serviceability if they are to remain. CONTRACTOR TASKS General builder: Investigate the cause of visible staining and mould-like spotting to high-level wall areas, corners and the sink run; confirm surfaces are dry and suitable for refurbishment, and carry out local opening up/making good only as required. Decorator: Clean down and treat stained/mould-marked wall and ceiling junction areas, fill redundant fixing holes and surface defects, prepare surfaces, and redecorate affected kitchen wall/trim areas. Kitchen fitter / joiner: Replace swollen/delaminated sink base door/fronts and any other badly worn cabinet doors, drawer fronts or end panels visible in the kitchen run; adjust and refix units/handles as required. Kitchen fitter / joiner: Repair or replace damaged worktop edging and chipped sections to leave a sound, neat finish. Tiler / sealant contractor: Rake out and renew defective or stained silicone sealant at sink and worktop-to-tile junctions; clean and locally regrout wall tile joints where discoloured or failing. Plumber: Inspect sink, tap and waste connections for leaks in view of moisture-related damage to the sink base fronts, and repair any leaks before replacement joinery is fitted. Appliance engineer / cleaning contractor: Deep clean the cooker and fridge/freezer if retained and confirm whether the appliances are serviceable.

Dining Room

Works needed

PHOTO SUMMARY Dining room requires substantial internal redecoration and local making good. The ceiling has multiple water-stained areas with cracking, peeling and failed finishes, most notably toward the window side and along the ceiling perimeter. Upper wall areas also show staining and damaged decoration. The remaining walls have widespread scuffs, scratches, marks, patch repairs and small holes. Skirtings, architraves and the door face also show surface marking and would benefit from preparation and repainting. WORKS NEEDED Remove and make good loose, cracked, peeling or blown ceiling and wall finishes in affected areas. Fill and prepare widespread wall scuffs, scratches, dents, minor holes and uneven previous patch repairs. Stain block and redecorate the ceiling and walls throughout for a consistent finish. Prepare and repaint visible woodwork including skirtings, architraves and the door where marked. New Roller Blinds CONTRACTOR TASKS Plasterer: Cut out and remove loose, flaking or blown plaster/finish to the ceiling and affected wall areas; repair cracks and damaged sections; fill minor holes and surface defects; and make good ready for decoration. Decorator: Apply appropriate stain-blocking treatment to previously stained areas once dry; prepare all wall and ceiling surfaces; and repaint the full ceiling and full room walls for an even finish. Prepare and repaint skirtings, architraves and door surfaces where visibly marked. Electrician: Remove and reinstate the ceiling track light and any affected accessories as required to allow ceiling/wall repairs and redecoration, then confirm operation on completion. NOT CLEARLY VISIBLE / CONFIRM ON SITE - The full extent of substrate/plaster deterioration behind stained and peeling areas once opened up.

Lounge

Works needed

PHOTO SUMMARY The lounge requires general cosmetic refurbishment, with more significant moisture-related deterioration at the bay window area. Visible issues include heavy mould/staining to the bay ceiling/soffit, local staining/dampness to the adjacent lower wall, patched and cracked/stained areas to the main ceiling, and marked/scuffed walls with redundant fixings. Moisture source should be investigated and resolved before plaster repairs and redecoration. WORKS NEEDED Repair damaged, cracked and previously patched ceiling areas in the main lounge and bay. Make good marked wall surfaces, redundant fixings, small holes and adhesive residue. Treat mould-affected surfaces once the moisture source has been resolved and the area dried. Redecorate ceilings, walls and affected woodwork for a uniform finish after repairs. Inspect and make good local damage/gaps around the bay window head/corner areas if required. Remove Sofa Curtain tracks for new curtains CONTRACTOR TASKS Window contractor / general builder: Inspect bay window head, frame joints, seals and the visibly damaged/gapped left-hand upper corner area; repair defective seals/joints and make good surrounding trims as required. Plasterer: Cut out and make good any loose or damaged plaster/plasterboard to the bay ceiling and any affected wall areas. Fill and prepare cracked/poorly patched sections to the main lounge ceiling and fill redundant fixing holes to walls. Decorator: Clean and treat mould-affected surfaces after the moisture issue has been resolved and the area has dried. Apply stain block to affected areas and redecorate lounge ceiling, bay ceiling/soffit, walls, reveals and touched-in woodwork/skirtings.

Works needed

PHOTO SUMMARY Bedroom 1 shows significant visible moisture-related deterioration around the window recess/bay area and along low-level sections of one wall. There is visible staining, mould growth and failed paint/plaster finishes, including peeling to the ceiling over the window recess. The main bedroom flooring and ceiling light appear serviceable in the visible areas. Minor surface marks are also visible to the red feature wall. WORKS NEEDED 1. Investigate and rectify the source of moisture affecting the window recess/bay ceiling, reveals and low-level wall areas. DONE 2. Treat visible mould and strip back loose, flaking or stained finishes to affected wall and ceiling areas. 3. Repair and re-plaster/make good damaged wall and ceiling surfaces once the affected areas are dry. 4. Redecorate repaired wall, ceiling, reveal and skirting surfaces for a uniform finish. 5. Clean and make good stained/dirty window recess and internal sill areas after repairs. 6. Blackout blinds 7. Fix cupboard door runners CONTRACTOR TASKS Damp specialist / General builder: Inspect the window recess/bay and affected bedroom wall to identify the cause of the visible moisture staining, mould and ceiling finish failure, and carry out remedial works to stop further ingress/condensation before reinstatement. Plasterer: Remove loose or blown plaster/skim and failed finishes to the affected low-level wall areas, window reveals and ceiling over the window recess, then re-plaster and make good ready for decoration once dry. Decorator: Clean and treat visible mould to affected surfaces, apply stain-blocking/sealing coats where required, and redecorate repaired walls, ceiling, skirtings and reveals to achieve an even finish. Handyman / Blind fitter: Check the vertical blinds for misaligned or damaged slats and trailing lower chains, and repair or replace defective components so the blinds operate correctly. Cleaner: Carry out a post-works clean to the window recess, tiled bay floor area and internal sill. NOT CLEARLY VISIBLE / CONFIRM ON SITE - The exact cause of the moisture damage and mould to the window recess ceiling, reveals and low-level wall. - The full extent of plaster deterioration behind the visibly stained and peeling areas. - The condition of surfaces hidden behind the bed, furniture and blinds. - The condition and operation of the window frames, seals and any ventilation provision. - Whether any skirting sections need replacement rather than preparation and repainting. - The full condition of the floor edges and surfaces beneath furniture at the affected wall.

Bedroom 2

Works needed

PHOTO SUMMARY Bedroom 2 appears generally serviceable, with laminate flooring, painted walls and ceiling, and a ceiling light fitting. Visible refurbishment needs are mainly decorative: walls show scuffs, marks and minor surface imperfections, with local staining/spotting visible behind the bedside cabinet near the window area. Skirting boards are marked in places. Loose furniture/appliance within the room appears worn and should be reviewed as part of the refurbishment scope. WORKS NEEDED 1. Prepare and redecorate wall surfaces to address visible scuffs, marks and patchy areas. 2. Fill and make good minor holes and surface imperfections to walls before painting. 3. Inspect and treat the stained/spotted wall area behind the bedside cabinet/window side, then redecorate once dry and sound. 4. Prepare and repaint marked skirting boards where required. 5. Remove all furniture 6. Install Blackout Blinds CONTRACTOR TASKS Painter & Decorator: Fill minor wall holes and surface marks, prepare all visible wall surfaces, and redecorate to provide a consistent finish. Painter & Decorator: Prepare and repaint skirting boards where scuffed or marked. General Builder / Maintenance Contractor: Inspect the stained/spotted wall area adjacent to the window/bedside cabinet and confirm whether there is any ongoing moisture or condensation issue before final decoration. Painter & Decorator: Once the stained/spotted wall area is confirmed dry and sound, apply appropriate stain-blocking/treatment as required and redecorate. Handyman / Clearance Contractor: Clear out loose furniture and appliance from the room if these items are not to be retained, to allow full access for refurbishment.

Bathroom

Works needed

PHOTO SUMMARY Bathroom shows significant refurbishment need to the bath/shower side. There is extensive visible mould growth and staining to the sloped ceiling/wall panelling, bath perimeter, shower screen area, and around the internal window reveals/frame. Bath-side silicone is badly deteriorated and mould contaminated, and internal window perimeter sealing appears aged/open in places. The wall-mounted heater/radiator casing is heavily rusted. Basin/vanity, floor tiles and general fittings appear presentable in the visible areas but require a full clean and review once remedial works are completed. WORKS NEEDED 1. Treat and remove extensive visible mould from the sloped ceiling/wall panelling above the bath/shower area. 2. Strip out and renew mould-contaminated and deteriorated silicone sealant around the bath perimeter and adjoining wall panel junctions. 3. Clean and overhaul the shower screen/frame area, including removal of mould and residue from the lower track and edges. 4. Renew internal sealant around the bathroom window frame/reveals where joints are dirty, mould affected or opening up. 5. Inspect and make good or replace any wall/ceiling panels, trims or junctions that remain stained or prove damaged after cleaning and resealing. 6. Replace the heavily corroded wall-mounted heater/radiator with a towel rail 7. Carry out a full deep clean to the basin/vanity, window sill, floor tiles and remaining visible bathroom surfaces. CONTRACTOR TASKS Cleaning / mould treatment contractor: Deep clean the bathroom and carry out mould treatment to all visibly affected surfaces, including sloped ceiling/wall panelling, window reveals, bath surround and shower screen areas. Plumber / bathroom fitter: Remove all deteriorated and mould-affected silicone around the bath perimeter and renew with neat sanitary-grade sealant. Check bath edge and panel junctions for a watertight finish during resealing. Plumber / bathroom fitter: Clean down the shower screen, frame and lower track area; inspect seals and fixings and replace worn seals/components if found deteriorated on inspection. Handyman / bathroom fitter: Inspect the sloped ceiling/wall panelling and trims in the bath/shower area and replace or make good any sections that are damaged, loose or remain badly stained after cleaning. Window contractor / handyman: Clean the internal bathroom window frame and sill, remove mould from reveals, and renew internal perimeter sealant where gaps or failed sealant are visible. Heating engineer / electrician: Identify the bathroom heater/radiator type, inspect the heavily rusted unit/casing, and replace or refurbish as required once condition is confirmed.
